Soft washing is the only cleaning method recommended by roofing manufacturers including GAF, Owens Corning, and CertainTeed. Unlike pressure washing, which can blast away granules and damage shingles, soft washing uses low pressure (under 100 PSI) combined with specialized cleaning solutions that kill algae, mold, and bacteria at the root. This method is so gentle that it won't void your warranty - in fact, many warranties require periodic cleaning to maintain coverage. The cleaning solution does the work, not the pressure, ensuring your roof is thoroughly cleaned without any risk of damage to shingles, tiles, or flashing.

Those dark streaks are caused by Gloeocapsa Magma, a type of blue-green algae that feeds on the limestone filler in asphalt shingles. While it may seem like just a cosmetic issue, this algae is actively damaging your roof. It retains moisture against the shingle surface, accelerating deterioration and reducing your roof's reflectivity - which means your attic gets hotter and your AC works harder. Studies show that algae-covered roofs can be 20-25 degrees hotter than clean roofs. Metal roofs clean up exceptionally well and typically stay clean longer due to their smooth surface. Flat roofs (common on additions and commercial buildings) can accumulate significant debris and ponding water that promotes algae growth - we clean these as well but recommend addressing any drainage issues for lasting results. We take extensive precautions to prevent any damage from runoff. Before we begin, we thoroughly wet all surfaces below the roofline - driveways, walkways, pool decks, patios, and landscaping. This dilutes any solution that drips down and prevents it from sitting on surfaces long enough to cause discoloration. Throughout the cleaning process, we continuously rinse lower surfaces. After completing the roof, we do a final rinse of all surrounding areas. For homes with pools, we ensure pool equipment is turned off and may add a neutralizing agent to the water if any solution enters the pool - though our pre-wetting protocol makes this extremely rare.
