We also use surface cleaners that provide even, consistent cleaning without the striping patterns that can occur with wand-only washing.

In Southwest Florida's humid climate, professionally cleaned surfaces typically stay clean for 12-18 months, though this varies based on several factors. Shaded areas that stay damp longer may see algae return sooner, while sunny, well-drained surfaces can stay clean for 2+ years. Tree coverage, irrigation overspray, and foot traffic also affect longevity. We recommend annual maintenance cleaning for most properties, which is faster and more affordable than deep cleaning neglected surfaces. Before we begin, we pre-wet all surrounding landscaping to create a protective barrier, and we rinse plants thoroughly after cleaning. Our solutions break down naturally within 24 hours and won't harm your lawn or garden beds. We also take care to direct runoff away from sensitive areas. If you have koi ponds or other water features, please let us know so we can take additional precautions to protect aquatic life.

Most stains can be significantly improved or completely removed, though results vary by stain type and age. Fresh oil stains (less than a month old) typically come out completely with our degreasing pre-treatment and hot water pressure washing. Older, set-in oil stains may lighten considerably but leave a shadow - we're always honest about expected results during your estimate. Rust stains from fertilizer, irrigation, or metal furniture respond well to our specialized rust removers and usually disappear entirely. Organic stains from leaves, berries, and algae come out completely. Battery acid stains and some chemical spills may have etched the concrete surface itself, which no amount of cleaning can reverse. No, you don't need to be home as long as we have access to water and the areas being cleaned. Most customers simply leave a gate unlocked or provide a code, and we handle everything from there. We'll send you a text when we arrive and another when we're finished, along with photos of the completed work. If you have dogs that need to be kept inside, please make arrangements before our arrival. We do ask that vehicles be moved from driveways being cleaned. For first-time customers, some prefer to be home for the initial walkthrough so we can discuss any specific concerns and point out areas of focus - but this is entirely optional. Payment can be handled online, so there's no need to exchange cash or checks in person.
